CONSTRUCTION EASEMENT
THIS EASEMENT granted this 17 cl day o~ ~ '
1986, by FRED and JANET SWITZER PHILLIPS, 10545 W~6th Place, Wheat
Ridge, Colorado, hereafter referred to as Grantors, to the CITY OF
WHEAT RIDGE, a municipal corporation, hereinafter referred to as
Grantee.
In and for the consideration of the mutual covenants and benefits
described herein, Grantors do hereby grant, bargain, sell, assign and
convey to Grantee an easement to use and to enter upon the real prop-
erty described on Exhibit A, which is attached hereto and expressly
incorporated herein, for a sum of One Dollar ($1.00) and other valu-
able consideration. It is expressly understood and agreed by and
between the parties, and is expressly made a portion of the grant
hereby conveyed, that the easement 'hereby granted is for the purpose
of allowing Giantee to enter upon the property improvements which will
be of benefit to Grantors and other citizens of the City of Wheat
Ridge, as well as to residents of surrounding areas.
This Construction Easement shall commence upon the date of execu-
tion hereof, and shall terminate on May 30, 1986, unless sooner termi-
nated in writing by the Grantee.

LEGAL DESCRIPTION OF LENA GULCH CONSTRUCTION EASEMENT NO. 3.106c
That part of Lot 9, Block 1, Rolling Hills Subdivision, Jefferson County,
Colorado, described as follows:
Beginning at the northwest corner of said Lot 9, thence easterly along the
north line of Lot 9, 14.986 feet to the true point of beginning;
thence continuing easterly along the north line of the Lot 9, 19.014 feet;
thence on a deflection right of 150-120, 37 feet along said north line;
thence westerly 62 feet more or less, to a point on the west line of Lot 9
which lies 26 feet southerly from the northwest corner of Lot 9;
thence northerly along said west line 19.5 feet;
thence easterly 14.000 feet more or less to the true point of beginning
containing 917.9 square feet or 0.021 acres more or less.
The applicable portion of the 8 foot utility easement is included in the
above description.
Said Construction Easement is contained in the property described in Book
1618 Page 73 of the Jefferson County records.
