KNOW ALL MEN BY THESE PRESENTS:
That Jefferson County School District No. R-1, a quasi-municipal corporation,
herein called "Grantor," for and in consideration of the sum of $ 10.00 and other
good and valuable consideration the receipt and sufficiency of which is acknowl-
edged, hereby grants, bargains, sells and conveys unto the City of Wheat Ridge,
Colorado, 7500 West 39th Avenue, Wheat Rldoe, Colorado 80033

in which the Grantor has any interest, situate in Jefferson County, Colorado to wit:

Grantee further agrees to maintain the easement in a clean and sanitary condition and
to keep the easement free from weeds and the accumulation of trash and rubbish. By
acceptance of this easement, Grantee further covenants to indemnify and hold the Grantor
harmless from any and all claims, including costs and attorneys' fees, for injury to
persons or damage to property which may occur as a result of or in relation to Grantee's
