KNOW ALL MEN BY THESE PRESENTS, that Gary Cleaveland and Karen T.
Cleaveland, 12200 West 44th Avenue, Wheat Ridge, of Jefferson
County, State of Colorado, hereinafter called the "grantor{s)",
for and in consideration of the sum of One Hundred Forty Nine and
00/100 Dollars ($149.00) and other valuable consideration to them
in hand paid by the City of Wheat Ridge, hereinafter called
"City", do hereby give and grant unto said City, TEMPORARY RIGHT-
OF-WAY and EASEMENT on, along, over and across the following
described premises to-wit:
A parcel of land containing 1,400 square feet, more or less, at
the northern extreme of Lot I in JENSEN SUBDIVISION, the plat of
which is recorded in Plat Book 9 at Page 29. The parcel is
specifically described as follows:
Beginning at the northeast corner of said Lot 1; thence Southwest
to a point 40 feet West of the East boundary which is also 22
feet South of the North boundary of said Lot I; thence west 27
feet along a line parallel to the North boundary; thence to the
Northwest corner of said Lot 1, which is 100 feet West of the
POINT OF BEGINNING; thence East along said North boundary to the
POINT OF BEGINNING.
The above described temporary easement contains 1,400 square
feet, more or less.
Also known by street and number as 12200 West 44th Avenue.
For the purpose of constructing new transitions for the driveway
and parking areas located within the parcel.
Subject to the following terms and conditions: Lawns, fences and
other improvements within the easement will be restored to
original or better condition. This easement shall expire upon
completion of the Department of Highways Project MR1546.
