TITLE: AN ORDINANCE PROVIDING FOR THE APPROVAL OF REZONING FROM RESIDENTIAL-
THREE (R-3) TO RESTRICTED COMMERCIAL-ONE (RC-1) FOR LAND LOCATED AT
3829 SHERIDAN, CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON, STATE OF
COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT:
Section 1. Upon application of George Holley Associates, Wood Brothers Homes,
Inc. for approval of rezoning in Wheat Ridge, Case No. WZ-78-117, and upon
recommendation for approval from the Wheat Ridge Planning Commission, and
pursuant to findings made based upon testimony and evidence presented at public
hearing before the Wheat Ridge City Council, Wheat Ridge Zoning Maps are here-
by amended to exclude from the Residential-Three (R-3) Zone District and to
nclude within the Restricted Commercial-One (RC-1) Zone District the following
~escribed land:
A part of the SE1/4 of Section 24, Township 3 South, Range 69 West of
the 6th Principal Meridian, City of Wheat Ridge, County of Jefferson,
State of Colorado, being more particularly described as follows:
Commencing at the SE corner of said Section 24; thence NOOo00'30"E
along the East line of said Section 24 a distance gf 434.00 feet to
the true point of beginning; thence continuing NOO 00'30"E along said
East line a distance of 94.00 feet; thence N89044'00"W and parallel to
the South line of said Section 24 a distance of 191.00 feet; thence
SOOo00'30% and parallel to the East line of said Section 24 a distance
of 94.00 feet; thence S89044'00"E and parallel to the South line of
said Section 24 a distance of 191.00 feet to the true point of beginning.
The above described tract of land contains 17,954 square feet (0.412
acres), more or less.
Section 2. This ordinance shall take effect 15 days after final publication.
INTRODUCED, READ AND ADOPTED on first reading by a vote of 5 to 0 on this
7th day of May, 1979; ordered published in full in a newspaper of general
circulation in the City of Wheat Ridge, and Public Hearing and consideration
on final passage set for June 11, 1979, at 7:30 o'clock p.m. at Council
Chambers, 7500 West 29th Avenue, Wheat Ridge, Colorado.
READ, ADOPTED, AND ORDERED PUBLISHED on second and final reading by a vote
of 4 to 2 , this 18th day of June , 19 79 .
