TITLE: AN ORDINANCE PROVIDING FOR THE APPROVAL OF REZONING FROM
AGRICULTURE-ONE (A-1) TO COMMERCIAL-ONE (C-1) FOR LAND
LOCATED AT 4301 KIPLING ST., CITY OF WHEAT RIDGE, COUNTY
OF JEFFERSON, STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT:
Section 1. Upon application of Marvin Browning for approval of rezoning, in
Wheat Ridge Case No. WZ-79-14, and upon recommendation for approval from the
Wheat Ridge Planning Commission and pursuant to findings made based upon testimony
and evidence presented at public hearing before the Wheat Ridge City Council,
Wheat Ridge Zoning Piaps are hereby amended to exclude from the Agriculture-One
(A-1) and to include within the Commercial-One (C-1) Zone District the following
described land:
Beginning at the East one-quarter corner also know as the Northeast
corner of the Northeast one-quarter of the Southeast one-quarter of
said Section 21; thence N90000'00"W on an assumed bearing along the
north line of said Southeast one-quarter, a distance of 45.00 feet
to the True Point of Beginning; thence continuing N90°00'00"W, along
said north line, a distance of 285.00 feet; thence S33°51'00"E, a
distance of 193.90 feet; thence N90°00'00"E, parallel with the north
line of said Southeast one-quarter, a distance of 178.00 feet to
a point 45.00 feet west of the east line of said Southeast one-quarter
and on the west line of Kipling Street; thence N00°21'29"W, parallel
with the east line of said Southeast one-quarter and along the west
line of Kipling Street, a distance of 161.04 feet, more or less, to
the True Point of Beginning. Containing 0.86 acres, more or less.
Section 2. This ordinance shall take effect 15 days after final publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to 0 on this
6th day of August , 1979; ordered published in full in a
newspaper of general circulation in the City of Wheat Ridge, and Public Hearing
and consideration on final passage set for August 27 , 1979, at
7:30 o'clock P.M. in the Council Chambers, 7500 West 29th Avenue, Wheat
Ridge, Colorado.
