TITLE: AN ORDID INCE PROVIDING FOR THE REZONING OF LAND FROM RESIDENTIAL-
ONE (R-1) TO PLANNED RESIDENTIAL DEVELOPMENT (PRD) AND APPROVAL
OF A PRELIMINARY DEVELOPMENT PLAN ON PROPERTY LOCATED AT 3470-3490
PARFET STREET, CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON, SPATE
OF COLORADO
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, C01ORADO, THAT:
Section 1. Upon application of Edmund Schaefer for approval of rezoning and a
Prel Development Plan in Wheat Ridge Case No. WZ-79-13 and upon reccnr
mendation for approval from the Wheat Ridge Planning Commission, and pursuant
to findings made based upon testimony and evidence presented at public hearing
before the Wheat Ridge City Council, Wheat Ridge Maps are hereby amended to
exclude from the Residential-One (R-1) and to include with the Planned Resi-
dential Developuent (PRD) zone district, and to approve the Preliminary Devel-
opment Plan for the following described land:
Canmencing at the West Quarter-Corner of said Section 28;
running thence North 89035'39" East along the East-lest
Centerline of said Section, 1992.66 feet, more or less, to
its intersection with the extended East right-of-way line
of Parfet Street; thence North 00°08'40" West along said
East right-of-way line, 931.70 feet to the True Point of
Beginning at the Southwest corner of the subject property;
thence, continuing North 00°08'40" West along said East
line of Parfet Street 371.28 feet, more or less, to the
South right-of-way line of West 35th Avenue at the North-
west corner of the subject property; thence North 89°31'10"
East along said South line of West 35th Avenue 139.45 feet
to its Northeast corner; thence South 00°07'25" East along
its East line 371.28 feet to its Southeast corner; thence South
89°31'10" West, parallel with the aforesaid South line of
West 35th Avenue, 139.31 feet, more or less, to the true Point
of Beginning, said tract contal inq 1.188 Acres, or 0.4808 Hectare,
more or less, net.
Section 2.. This ordinance shall take effect i5 days after final publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6 to 0 on
this 6th day of August , 1979; ordered published in full in
a newspaper of general circulation in the City of Wheat Ridge, and Public Hearing
and consideration on final passage set for August 27 , 1979, at
7.30 o'clock P.M. in the Council C s, 7500 West 29 Avenue, Wheat
Ridge, Colorado.
READ, ADOPTED, AND ORDERED PUBLISHED on second and final reading by a vote of
5 to 0 , this - 10th day of September ,1979.
