TITLE: AN ORDINANCE REPEALING AND REENACTING ORDINANCE 351 PRO-
VIDING FOR THE REZONING OF LAND FROM RESIDENTIAL ONE (R-1)
TO PLANNED RESIDENTIAL DEVELOPMENT (PRD) AND APPROVAL OF
A PRELIMINARY DEVELOPMENT PLAN ON PROPERTY LOCATED AT
3470-3490 PARFET STREET, CITY OF WHEAT RIDGE, COUNTY OF
JEFFERSON, STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE,
COLORADO, THAT:
Section 1. Ordinance 351, adopted on second reading on September 10,
1979, and entitled, Ordinance Providing for the Rezoning of Land
from Residential One (R-1) to Planned Residential Development (PRD)
and Approval of a Preliminary Development Plan on Property Located
at 3470-3490 Parfet Street, City of Wheat Ridge, County of Jefferson,
State of Colorado, is hereby repealed in its entirety and reenacted
pursuant to, and as set forth in, Section 2 hereof.
Section 2. Upon rehearing of the application of Edmund Schaefer
for approval of rezoning and a Preliminary Development Plan in
Wheat Ridge Case No. WZ -79-13 and upon recommendation for approval
from the Wheat Ridge Planning Commission, and pursuant to findings
made based upon testimony and evidence presented at public hearing
before the Wheat Ridge City Council, Wheat Ridge Maps are hereby
amended to exclude from the Residential-One (R-1) and to include
within the Planned Residential Development (PRD) zone district,
and to approve the Preliminary Development Plan approved by Planning Conm.i-
sion on July 19, 1979, for the follw4ino described land:
Commencing at the West Quarter-Corner of said Section 28;
running thence North 89°35'39" East along the East-West
Centerline of said Section, 1992.66 feet, more or less, to
its intersection with the extended East right-of-way line
of Parfet Street; thence North 00°08'40" West along said
East right-of-way line, 931.70 feet to the True Point of
Beginning at the Southwest corner of the subject property
thence, continuing North 00008'40" West along said East
line of Parfet Street 371.28 feet, more or less, to the
South right-of-way line of West 35th Avenue at the North-
west corner of the subject property; thence North 89°31'10"

East along said South line of West 35th Avenue 139.45 feet
to its Northeast corner; thence South 00007'25" East along
its East line 371.28 feet to its Southeast corner; thence
South 89131'10" West, parallel with the aforesaid South
line of West 35th Avenue, 139.31 feet, more or less, to
the True Point of Beginning, said tract containing 1.188
Acres, or 0.4808 Hectare, more or less, net.
Section 3. This ordinance shall take effect 15 days after final
publication.
INTRODUCED, READ, AND ADOPTED on first reading by a vote of 6
to 2 on this 28th day of January 1980; ordered
published in full in a newspaper of general circulation in the
City of Wheat Ridge, and Public Hearing and consideration on final
passage set for February "'a . 1980, at 7.30 o'clock
p.. m. in the Council Chambers, 7500 West 29th Avenue, Wheat Ridge,
Colorado.
