BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE.
COLORADO, THAT
WHEREAS, the CIty CouncIl adopted specIfic procedures for CltY-l11ltlated Large Area-
Multiple property rezonl11g b} adoptl11g Ordl11ance No 1025, Senes of 1996, and
WHEREAS, ResolutIOn No 1678 was subsequently adopted by CIty CouncIl whIch
111ltlated a Large ,\rea-Multiple Property rezonmg procedure by referrIng the proposal to the
Plannmg CommiSSIon for a publrc hearing and recommendation. and
WHEREAS. the Wheat RIdge Planmng CommIssIOn held a pubhc heanng on November
5. 1998. and, pursuant to tindmgs made based on testimony and eVIdence presented.
recommended approval, WIth modificatIons, of Case No WZ-98-07
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
WHEAT RIDGE, COLORADO, THAT:
Section 1. Upon conSIderatIon of the recommendatIOn of the Wheat RIdge PIannmg
CommIssIon and pursuant to tindmgs made based on further testImony and eVIdence presented at
a pubhc hearing before the Wheat RIdge CIty CounCIl. Wheat RIdge Official Zomng Maps are
hereby amended to exclude properties from ResIdential-Three (R-3) and Agricultural-One (A-I)
and to lI1c1udc those propertIes m ResidentIal-One B (R-IB) and Residential-One C (R-IC) m
accordance WIth ExhibIt A attached hereto and mcorporated herem. sard propertIes bemg located
wlthm SectIon 21. TownshIp 3. Rangc 69 West. CIty of Wheat RIdge. County of JetTerson. Statc
of Colorado
Section 2. Safety Clause, The CIty CouncIl hereby tinds, determmes, and declares that
thIS ordmance IS promulgated under the general polrce power of the CIty of Wheat RIdge. that It
IS promulgated for the health. safet}. and welfare of the pubhc and that thIS ordlI1ance IS

necessary for the preservatIOn of health and safety and for the protection of public convemencc
and welfare Thc CIty CouncrI further determines that the ordl11ance bears a rational relation to
the proper legIslative object sought to be attained,

Section 3, Severability. If any clause. sentence, paragraph, or part of thIS Zomng Code
or the application thcreof to any person or circumstances shall for any rcason be adjusted by a
court of competent Junsdlct!on mvahd, such Judgment shall not affect apphcatlon to other
persons or CIrcumstances.
Section 4, ThIS ordmance shall take effect 15 days after final pubhcatlOn.
