Section 3. Vested Property Rights. Approval of thIs re-zonll1g does not crcatc a vested
propel1y rIght. Vested property rIghts may only arIse and accrue pursuant to the proVISIOns of
SectIOn 26(c)of AppendiX A and the Code of Laws of the CIty of Wheat RIdge
Section 4. Safety Clause. The CIty CouncIl hereby finds, detenmnes, and declares that
thiS ordmance IS promulgated undcr thc gcncral polIce power of the CIty of Wheat RIdge, that It
IS promulgated for the health, safety, and welfare of the pubhc and that thiS ordll1ance IS
necessary for the preservatIOn of health and safety and for the protectIon of publIc convemence
and welfare The City CouncIl fUl1hcr dctclllllncs that the ordmance bears a ratIOnal relation to
the proper legislatIVe object sought to be attamed.
Section 5. SeverabIlltv. [f any clausc, sentence, paragraph, or part ofthls Zomng Codc
or the applicatIon thcrcofto any person or Clrculllstances shall for any reason be adjusted by a
court of competent JunsdlctlOn Invalid, such Judgment shall not affcct apphcatlOn to other
persons or CIrcumstances.
