RESOLUTION NO. ~
Series of 1970
WHEREAS, John B. Cartwright is desirous of conveying
by Quit Claim Deed that parcel of land set forth in the
attached Deed; and
WHEREAS, the City Council of the City of Wheat Ridge
is desirous of receiving such land.
NOW. T~EREFORE, the City Council of the City of Wheat
Ridge hereby accepts that parcel of land set forth in full
in the attached Quit Claim Deed.
DONE AND RESOLVED THIS 15th day of January A.D. 1970
by a vote of 6 to 00

The follouing factors should be cOl}sidered:
1. Althou~l the Comprehensive Land Use Plan reco~~ends low-density residential
and park and recreational uses for the area, zoning east and west along 1-70
has deviated from the plan and set precedence for industrial uses.
2. The-proposed rezoning conflicts with the existing comprehensive plan.
3. The proposed use makes no provision'for buffering existing resid~tial uses.
This buffering could be done under the provisions of the Planned-Development mstrict.
4. If this rezoning is granted it will continue precedence for industrial uses
from Hiller Street to Tabor Street just north of 1-70.

5. If industrial zoning is granted it should be subject to platting to provide
proper access roads, etc.
