TITLE:
A RESOLUTION TO SET A HEARING ON A PETITION FOR
ANNEXATION.
IT IS HEREBY RESOLVED by the City Council of the City of
Wheat Ridge, Colorado, that:
1. The Petition for Annexation attached hereto as Exhibit
A was filed with the City Clerk and referred to the
City Council for action.
2. The Petition for Annexation is in substantial
compliance with C.R.S 5 31-12-107(1).
3. No election for annexation has been held within the
last twelve months for the same or substantially the
same area.
4. A hearing shall be held at:
August 28, 1995, 7:00 P.M.
City Council Chambers, Wheat Ridge Municipal Building
to determine whether the proposed annexation complies with C.R S.
5 31-12-104 and -105.
5. The City Clerk is hereby directed to arrange for
appropriate and timely notices to be published pursuant
to C.R.S. 5 31-12-108(2).

PETITION FOR ANNEXATION
(PARCEL 1)
THE UNDERSIGNED, Golden Properties, Ltd., a Colorado limit:ed
partnership, acting by Golden Equities, Inc., a Colorado
corporation, and the sole general partner of Golden Properties,
Ltd., being one hundred percent (100%) of the owners of the real
property described herein, on its own behalf, and on behalf of
Carmel Companies, Inc., a Colorado corporation which is the agent
and attorney in fact for Golden Equities, Ltd., acting pursuant to
C.R.S. ~ 31-12-107(1), does hereby petition the City Council of the
City of Wheat Ridge, Colorado, to annex the real property described
in Exhibit A, which is attached hereto and expressly incorporated
herein, into the City of Wheat Ridge after compliance with all
notice and hearing requirements prescribed by statute, and as
grounds therefor states as follows:

4. The undersigned hereby waives any vested property rights
he may have under state law within the area to be annexed. If the
proposed annexation is approved, this Petition for Annexation may
be recorded by the City in the real property records of the Clerk
and Recorder of Jefferson County, Colorado, as evidence of this
waiver of vested property rights.

C.R.S. S 31-12-107 (1) in the preparation, execution and submission

WHEREFORE, the undersigned requests the City Council of the
City of Wheat Ridge, Colorado, to:
a. approve the annexation of the area proposed to be
annexed as described on the attached Exhibit A; and
b. accept the within Petition for Annexation; and
c. set, provide for notice and publication
thereafter hold all required public hearings relating

EXHIBIT A
The tract of land located in the E1/2 of Section 19 and the SW1 /4 of the NW1/4 of Section
20, Township 3 South, Range 69 West of the 6th P.M., County of Jefferson, State of
Colorado, described as follows'
Beginning at the northeast corner of the W1 /4 of said Section 20 thence S 0000S'1 0" W a
distance of 254.58 feet along the West line of the SW1/4 of said Section 20; thence
N 43011'08" W a distance of 973.90 to the northerly line of West 44th Avenue; thence
along said right-of-way by the following courses: (1) N 77002'23" E a distance of 1150.16
feet, (2) 334.10 feet along the arc of a 1472.50-foot curve to the right through central
angle of 13000'00" the long chord of which bears N 83032'23" E a distance of 333.38
feet; (3) S 89057'37" E a distance of 530.30 feet to the East line of the W1 /2 of the
NW1/4 of said Section 20; thence S 00020'02" E along said East line a distance of SO.OO
feet; thence S 00020'02" E a distance of 119.94 feet along said East line to the most
northerly corner of that tract of land belonging to the Department of Highways, State of
Colorado, as described in special Warranty Deed recorded iFf Book 1S59 at Page 72 of the
records of Jefferson County, Colorado; thence S 64006'12" W a distance of 33.20 feet
along the northwesterly line of that tract of land as described in said Book 1859 at Page
72; thence S 31010'03" W a distance of 609.87 feet along the northwesterly line of that
tract of land as described in said Book 1859 at Page 72 to the East/West centerline of
Section 20; thence S 89009' 12" W a distance of 971.10 feet along the EastfWest
centerline of said Section 20 to the Point of Beginning. Containing 25.70 acres more or
less.
