RESOLUTION NO. 1500

TITLE:
A RESOLUTION MAKING CERTAIN FINDINGS OF FACT REGARDING
THE PROPOSED ANNEXATION OF A PARCEL OF LAND TO THE CITY
OF WHEAT RIDGE, COLORADO
WHEREAS, the City Council of the City of Wheat Ridge,
Colorado, has found a petition for the annexation of the
hereinafter described parcel of land to be in substantial
compliance with the requirements of Section 31-12-l07(1), Colorado
Revised Statues; and
WHEREAS, the City Clerk has provided notice of public
hearing on the proposed annexation by publication once per week for
four successive weeks and by registered mail to the Clerk of the
Board of County Commissioners, the County Attorney, the school
district and to any special district having territory in the area
to be annexed; and
WHEREAS, the City Council has completed a
to determine if the proposed annexation complies

NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Wheat Ridge:
That the City Council hereby finds and concludes with
regard to the annexation of the territory described in Exhibit A
attached hereto and fully incorporated herein by this reference,
that the area proposed for annexation does not comply with the
applicable portions of Sections 31-12-104 and 31-12-105, C.R.S.,
and that pursuant to Section 31-12-110(1) (c), C.R.S. the annexation
proceeding concerning such area is hereby terminated.
DONE AND RESOLVED this 11th day of December, 1995.

EXHIBIT A
The tract of land located in the E 1/2 of Section 1 9 and the SWl /4 of the NW 1/4 of Section
20, Township 3 South, Range 69 West of the 6th P.M., County of Jefferson, State of
Colorado, described as follows:
Beginning at the northeast corner of the Wl /4 of said Section 20 thence S 00008'10" W a
distance of 254.58 feet along the West line of the SWl /4 of said Section 20; thence
N 43011'08" W a distance of 973.90 to the northerly line of West 44th Avenue; thence
along said right-of-way by the following courses: (1) N 77002'23" E a distance of 1150.16
feet; (2) 334.10 feet along the arc of a 1472.50-foot curve to the right through central
angle of 13000'00" the long chord of which bears N 83032'23" E a distance of 333.38
feet; (3) S 89057'37" E a distance of 530.30 feet to the East line of the Wl /2 of the
NWlf4 of said Section 20; thence S 00020'02" E along said East line a distance of 80.00
feet; thence S 00020'02" E a distance of 119.94 feet along said East line to the most
northerly corner of that tract of land belonging to the Department of Highways, State of
Colorado, as described in special Warranty Deed recorded ifl Book 1859 at Page 72 of the
records of Jefferson County, Colorado; thence S 64006'12" W a distance of 33.20 feet
along the northwesterly line of that tract of land as described in said Book 1859 at Page
72; thence S 31010'03" W a distance of 609.87 feet along the northwesterly line of that
tract of land as described in said Book 1859 at Page 72 to the East/West centerline of
Section 20; thence S 89009' 12" W a distance of 971.10 feet along the East/West
centerline of said Section 20 to the Point of Beginning. Containing 25.70 acres more or
less.
