QUIT CLAIM DEED
THIS QUIT CLAIM DEED is made this 1//Jc day of fJ{;, r uo.~~ , 2016, between 381h
& Sheridan, Ltd. Partnership, a Colorado limited partnership, dQ~ organized and existing
under and by virtue of the laws of the State of Colorado whose legal address is 6500 S. Quebec
Street, Englewood, CO 80111 (Grantor), to the City of Wheat Ridge, Colorado, whose
address is 7500 W. 29th Avenue, Wheat Ridge, Colorado 80033 (Grantee).
WITNESSETH, that the Grantor, for and in consideration of the sum of Ten Dollars ($1 0.00), the
receipt and sufficiency of which is hereby acknowledged, does hereby QUITCLAIM unto the
Grantee, its successors and assigns, forever, all the right, title, interest, claim and demand, if
any, which the Grantor has in and to the following real property, together with all improvements,
situate, lying, and being in the City of Wheat Ridge, Jefferson County Colorado: TRACT A,
BREAKFAST QUEEN SUBDIVISION, CITY OF WHEAT RIDGE COUNTY OF JEFFERSON
STATE OF COLORADO.
TO HAVE AND TO HOLD the same, together with all and singular the appurtenances and
privileges thereunto belonging or in anywise thereunto appertaining, and all the estate, right,
title, interest and claim whatsoever, of the Grantor, either in law or equity, to the proper use and
benefit of the Grantee, its successors and assigns forever.
IN WITNESS WHEREOF, the Grantor has executed this deed on the date set forth
above.
