A SUBDIVISION OF A PART OF THE SEV-NE/4 OF SECTION 27, TOWNSHIP 3 SOUTH, RANGE 69 WEST, OF THE 6th PRINCIPAL MERIDIAN, JEFFERSON COUNTY, COLORADO.
PROTECTIVE COVENANTS
I. All lots in this subdivision shall b8 known and described
as residential lots,
2. No building shell be erected on any lot nearer than
15 feet to any side. lot line.
3. Any and all 'structures erected on any ]at shall be
sightly, sanitary and neat in donstruction and of a character
to enhance the vawe of this subdivision. No dwelling shall
be permitted whose ground floor area is less than 900sqr
ft. if facing on Estes Street or 800. sq_ ft.- if facing on either
Dudley Street or 32nd Avenue, exclusive of garages and
open porches.
4.No trailer, basement, tent, shack, gars e . born or other out-

That the undersigned, Hiram 'Hobart and Edna L. Hobart being the dwners of that part of the
SE/4 NE/* of Section 27, T,3S, R69W of the 6th RM, described as all of the west 46
feet of the SE'a NE4 of Secfion 27, T`3S, R 69W, except the north 830. feet, osd the west 6p,
feet, and that part laying south of the north line of west 32nd Avenue hove caused the some
to be laid out, subdivided, and platted into lots finder the name of ESTES HEIGHTS as shown
on the accompanying map, and by these presenls do grant and dedicate to the County of
Jefferson, State of Colorado, for the use of the public, a perpetual right-of-way in, to, over,
and dcross the streets shown on said map. -
