A triangular tract of land situated in the Southeast QuarteT of the
Southwest Quarter of Section 23, Township 3 South, Range 69 West of the
Sixth Principal Meridian in the City of Wheat Ridge, Jefferson County,
Colorado, more particularly described as follows:
Beginning at the intersection of the west right-of-way line of Wadsworth
Boulevard with the north right-of-way line of West 38th Avenue, said
point being 40 feet west and 30 feet north of the southeast corner of
the Southwest Quarter of Section 23, Township 3 South, Range 69 West;
thence north along said west right-of-way line of Wadsworth Boulevard
12 feet; thence southwesterly a distance of 17 feet, more or less, to
a point on said north right-of-way line of West 38th Avenue located 12
feet west of the point of beginning; thence east along said north right-
of-way line to the point of beginning, containing an area of 72 square
feet.
FOR ROAD PURPOSES ONLY
TO HAVE AND TO HOLD the same. together with all and singular the appurtenances and privileges thereunto
belonging or in anywise thereunto appertaining, and all the estate, right. title, interest and claim whatsoever, of the
said party of the first part, either in law or equity, to the only proper use, benefit and behoof of the said party
of the second part, its successors and assigns forever.
