is hereby confessed and acknowledged. ha s remised. released, sold, conveyed and QUIT CLAIMED. and by

successorS and assigns forever, all the right, title, interest, claim and demand which the said part y of the

A triangular tract or parcel of land situated in the Northwest Quarter
of the Northeast Quarter of Section 26, Township 3 South, Range 69 West
of the Sixth Principal Meridian in the City of Wheat Ridge, Jefferson
County, Colorado, more particularly described as follows:
Beginning at the intersection of the south right-of-way line of West
38th Avenue with the east right-of-way line of Wadsworth Boulevard,
said point being 30 feet south and 40 feet east of the northwest corner
of the Northeast Quarter of Section 26, Township 3 South, Range 59 West;
thence south along said east right-of-way line of Wadsworth Boulevard a
distance of 15 feet; thence northeasterly 21.2 feet, more or less, to a
point on said south right-of-way line of West 38th Avenue located 15
feet east of the point of beginning; thence west along said south right-
of-way line to the point of beginning, containing an area of 112.5
square feet.
