WITNESSETH, That the said part y of the first part, for and in consideration of the sum of

is hereby confessed and acknowledged, has remised, released, sold, conveyed and QUIT CLAIMED, and by

successors and assigns forever, all the right, title, interest, claim and demand which the said part y of the
first part has in and to the following described Land
situate, lying and being in the County of J e f fer s on and State of Colorado, to wit:
A triangular tract of land situated in the Southwest Quarter of the
Southeast Quarter of Section 23, Township 3 South, Range 59 West of
the Sixth Principal Meridian in the City of Wheat Ridge, Jefferson
County, Colorado, more particularly described as follows:
Beginning at the intersection of the north right-of-way line of West
38th Avenue with the east right-of-way line of Wadsworth Boulevard,
said point being 30 feet north and 45 feet east of the southwest
corner of the Southeast Quarter of Section 23, Tow~ship 3 South,
Range 59 West; thence east along said north right-of-way line of
West 38th Avenue 12 feet; thence northwesterly 17 feet, more or less,
to a point on said east right-of-way line of Wadsworth Boulevard
located 12 feet northerly of the point of beginning; thence southerly
along said east right-of-way line to the point of beginning, containing
an area of 72 square feet, more or less.
