WITNESSETH, That the said part y of the first part, for and in consideration of the sum of
Ten Dollars ($10.00) and other good and valuable consideration Be~bARe,
to the said part y of the first part in hand paid by the said party of the second part, the receipt whereof
is hereby confessed and acknowledged, ha S remised, released, sold, conveyed and QUIT CLAIMED, and by
these presents do e s remise, release, sell, convey and QUIT CLAIM unto the said party of the second part, its
successors and assigns forever, all the right, title, interest, claim and demand which the said part y of the

situate, lying and being in the County of Jefferson and State of Colorado, to wit:
A triangular tract of land situated in the Southwest Quarter of the
Southeast Quarter of Section 23, Township 3 South, Range 59 West of
the Sixth Principal Meridian in the City of Wheat Ridge, Jefferson
County, Colorado, more particularly described as follows:
Beginning at the intersection of the north right-of-way line of West
38th Avenue with the east right-of-way line of Wadsworth Boulevard,
said point being 30 feet north and 45 feet east of the southwest corner
of the Southeast Quarter of Section 23, Township 3 South, Range 59 West;
thence east along said north right-of-way line 0' West 38th Avenue 12
feet; thence northwesterly 17 feet, more or less, to a point on said
east right-of-way line of Wadsworth Boulevard located 12 feet northerly
of the point of beginning; thence southerly along said east right-of-way
line to the point of beginning, containing an area of 72 square feet more
or less.
