A triangular tract of land situated in the Southwest Quarter of the
Southeast QU~fter of Section 23, Township 3 South, Range 59 West of
the Sixth Principal Meridian in the City of Wheat Ridge, Jefferson
County, Colorado, more particularly described as follows:
Beginning at the intersection of the north right-of-way line of West
38th Avenue with the east right-of-way line of Wadsworth Boulevard,
said point being 30 feet north and 45 feet east of the southwest
corneT of the Southeast Quarter of Section 23, Township 3 South,
Range 59 West; thence east along said north right-of-way line of
West 38th Avenue 12 feet; thence northwesterly 17 feet, more or less,
to a point on said east right-of-way line of Wadsworth Boulevard
located 12 feet northerly of the point of beginning; thence southerly
along said ~d5t right-of-way line to the point of beginninq, containing
an area of 72 square feet, more or less.
FOR ROAD PURPOSES ONLY
TO HAVE AND TO HOLD the same, together with aU and singular the appurtenances and privileges thereunto
belonging or in anywise thereunto appertaining. and all the estate. right. title. interest and claim whatsoever. of the
