A triangular tract of land situated in the Southwest Quarter of the
Southeast Quarter of Section 23, Township 3 South, Range 59 West of
the Sixth Principal Meridian in the City of Wheat Ridge, Jefferson
i County, Colorado, more particularly described as follows:
Ii Beginning at the intersection of the north right-of-way line of West
Ii 38th Avenue wi th the east right-of-way line of Wadsworth Boulevard,
, said point being 30 feet north and 45 feet east of the southwest
I corner of the Southeast Quarter of Section 23, Tow~ship 3 South,
Range 59 West; thence east along said north right-of-way line of
West 38th Avenue 12 feet; thence northwesterly 17 feet, more or less,
to a point on said east right-of-way line of Wadsworth Boulevard
located 12 feet northerly of the point of beginning; thence southerly
along said east right-of-way line to the point of beginning, containing
an area of 72 square feet, more or less.
