That part of the southeast one-quarter, southeast one-quarter, north-
east one-quarter (SEt SEt' NEt) of Section 21, Township 3 South, Ra nge 69
West of the 6th P.M. described as follows' Commencing at the Southeast
CQrner of said southeast one-quarter northeast one-quarter (SEt NE~); thence
north 35 rods to center of a road known as West 44th i\venue. thence west
461. 5 feet; thence south 35 rods; thence east 461. 5 feet to point of beginning;
except the east 30 feet thereof; except portion des c ribed in book 352, page 274
except that portion lying in West 44th Avenue; and except portions described
in book 2129, page 260 and book 2080, page I, Jefferson County Colorado.
FOR PUBLIC ROAIJ PURPOSES
It is an expressed condition hereof that this deed shall not be effective
nor shall delivery be completed nor the deed recorded unless and until re-
zoning case WZ-72-36 be approved by the Wheat Ridge City Council
with all its appurtenances.
It is expressly agreed and understood herein that the mere conveyance
of the above described parcel by the grantor and the acceptance of said prop-
erty by the City of Wheat Ridge shall not obligate grantor herein to improve or
construct a roadway upon the above described property by virtue of this con-
veyance.
