OUIT CLAIM DEED
JOSEPH B. HEFFERNAN, whose address is 3701 Teller street, Wheat
Ridge, county of Jefferson, state of Colorado, 80033, for the
consideration of TEN AND NO/100 DOLLARS ($10.00), in hand paid,
hereby does sell, convey and QUIT CLAIM to the City of Wheat
Ridqe, a municipal corporation in the State of Colorado, whose
address is 7500 West 29th Avenue, Wheat Ridge, County of Jeffer-
son, State of Colorado, 80215-6797, the following real property,
in the City of Wheat Ridge, County of Jefferson, State of Colora-
do, to wit:

Section 26, Township 3 South, Range 69 West of the 6th
Principal Meridian, City of Wheat Ridge, County of
Jefferson, State of Colorado, described as follows:

feet to a point on the North line of said NE 1/4, said
point beinq the TRUE POINT OF BEGINNING; thence S

W, a distance of 181.04 feet; thence S 2059'20" E, a
distance of 1148.78 feet, more or less, to a point on
the East/West center line of said NE 1/4; thence N

more or less, to the TRUE POINT OF BEGINNING.
All bearinqs are relative to one another and are based
on the North line of the NE 1/4 of section 26 beinq
2633.68 feet in lenqth and bearinq S 89038'23" Wand the
East line of said NE 1/4 beinq 2659.93 feet in lenqth
and bearinq S 0024'51" E.
Said parcel of land to be used as right-of way for
Teller Street.
Also known by street and number as: 3701 Teller Street.
With all its appurtenances, and does quit-claim any interest
the same subject to easements, rights of way and restrictions
record, if any.
