Sixth Principal ~eridian, in Jefferson County, Colorado, said tract or parcel being more
particularly described as follows:
Beginning at a point on the north-south centerline of Section 16, T 3 S , R. 69 W.
from which point the south 1/4 corner of said Section 16 bears S 000 21' E. a distance of
300 0 feet,
1, Thence, S. 890 39' W, a distance of 228.0 feet to the vel _ prnperty line;
2, Thence, along the west property line, S. 000 21' E., a distance of 100.0 feet
to the south property line
3, Thence, along the south property line, N. 890 39'E., a distance of 228.0 feet
to the said north-south centerline,

The above described parcel contains 0,523 acres, more or less.
Reserving unto the grantor or grantors all coal, oil,gas and. other hydrocarbons
a.nd all clay and other valuable minerals in and. under said premises; prOVided,
hovever, a-"ld the grantor or grantors hereby covenant and. agree, tha,t the grantee
shall forever have the right to take and. uae, without payment of further compensa-
tion to the grantor or grantors, any and all sand, gravel, earth, rock and other
road building 1I8.terials :round. in or upon said Parcel No. 192.
The grantor or grantors further covenant and agree that no exploration for, or
development of any of the products hereby reserved, will ever be conducted on or
from the surface af the premises hereinabo....e describeJ., and that in the event any
of such operations !lilY hereafter be carried on beneath the surface of-said premises,
the grantor or grantors shall perform no act which 1I8.Y' impair the sub-surface or
lateral support of said premises. This reservation, and the covenants and agree-
ments hereunder, shall inure to and be binding upon the grantor or grantors, and
their heirs, personal and. legal representatives, successors and assisns forever.
