project No. I 70-3(8)268, Section 2 containing 1.488 acres, more or less, in the NWt of the
NWt of SectioD 21, Township 3 South, Range 69 West, of the Sixth Principal Meridian, in
Jefferson County, Colorado, said tract or parcel being more particularly described as follow
Beginning at a point on the west property line, same being the east line of Robb St.,
from which point the northwest corner of Section 21, T. 3 S., R. 69 ' ., bears N. 77006'15"W.
a distance of 705.1 feet;
1. Thence N. 780 58' 30" E., a distance of 651.8 feet, to the north-south center-
line of the NW~ of sa.d Section 21;
2. Thence alo~g the said north-south centerliDe of the Nwl of Section 21,
N. 000 16' W., a distance of 40.9 feet to the northeast corner of the NWl
of the NWi of Section 21:
3. Thence along the north line of said Section 21, S. 890 39' W., a distance
of 640.3 feet, to the said west property line;

Jefferson County, Colorado, said tr.1ct or parcel being more particularly described as
fol1~ws:
~eginning at the point of intersection of the north R.O.W. line of the abandoned D. &
I. M. R.R. and the east line of Robb Se., from which point the southwest corner of .3ection
16, T. 3 S., R. 69 Iv., bears S. 850 48' 45" W., a distance of 688.1 feet;

Reserving unto the grantor all coal, oil, gas and other hydrocarbons and all clay and
other valuable mineral!. in and un,ler said premises; provided, however ,and the grantor here-
by covenants aDd agrees, that the grantee shall forever have the right to take and use,
without payment of further compensathn to the grantor, any and all sand, gravel,earth,rock
and other road building materials found in or upon Parcel No.'s l86-Rev. and 187. The
\ grantor further ::ovenants and agrees that no exploration for, or development of any of the
prod~cts hereby reserved, will ever be conducted on or from the surface of the premises

on beneath the surface of said premises, the grantor shall perform no act which may im-
pair the sub-surface or lateral support of said premises. This reservation and the
covenants and agreements hereunder, shall inure to and be binding upon the grantor and
his heirs, personal and legal representatives, successors and assigns forever.
