The scope of work for finishing this basement per the below (not as an attached plans is as follows: Floating interior walls will be attachment), Provide a installed as per the attached plans to create a finished detailed description of laundry/back room, 2x finished bedrooms, a finished full work Including bathroom, and a hallway/family room with wet bar and a partially mechanical, electrical, finished (drywall/insulation) mechanical room. The finished plumbing work basement will add approximately 1168 sq ft of finished basement space and approximately 165 sq ft of unfinished/partially finished occurring, space. Plumbing work will include adding hot and cold lines as adding/removing walls, well as with drains that tie into existing main water/drain lines that etc currently support current washer and dryer location and current water heater/furnace locations or other currently existing fixtures. Plumbing in the laundry/back room will consist of running hot and cold water for washer and sink. It will also include installation of drain pipes for both the washer and sink back to existing drain lines. In addition a 4" dryer vent run will be installed and plumbed to the outside wall such that all drying exhaust is vented to the outdoors. Plumbing in the bathroom will include hot and cold water lines run from existing lines to support dual vanity sinks, a toilet, and shower. Water drainage for these fixtures will be tied into existing drainage. In addition a bathroom fan vent will be installed/run to vent through to the exterior of the house. Plumbing in the family room wet bar will consist of running hot and cold water lines for sink. Water drainage for the wet bar will be tied into existing draining. Plumbing for the mechanical room will include removal of old tank water heater and installation of new 199000 BTU High Efficiency tankless water heater. Existing water tank lines will be adjusted/rerouted to attach to the tankless water heater. Either 2x 2" intake and exhaust lines or 1x 3/5' concentric vent will be ducted and plumed to the outside of the back of house through the exterior wall. The supply gas line will also be increased (AS REQUIRED IF NEEDED) from the gas meter to the mechanical room from the current 1" diameter to supply any and all natural gas load increases due to the tankless water heater. This will be decided later per plumbing companies recommendations. Mechanical/HVAC work will include installation of all floating framed walls to create all 6x rooms and closets that will be included in the basement. Fire blocking will be included. Installation of insulation in walls and ceiling . Installation of a new high efficiency tankless water heater will be installed in the Mechanical Room. Heating and Air Conditioning will include installing a 2 zone system with 7 new vent runs that will be installed and attach to existing vent ducts to support the family room, bedrooms, bathroom, and laundry room. 3 new return vents will be added to the system to help support the new runs and air flow. In addition to the new vents 2x exhaust fan runs will be installed to support a fan in the bathroom and exhaust for the dryer in the Laundry Room. A shower, Toilet, Vanity/sink and exhaust fan will be installed in the bathroom. A cabinet system/sink will be installed in the Family Room, and a cabinet system/sink will be installed in the laundry room. Smoke detectors and CO2 sensors will be installed to meet code. Nest smoke detectors will be hardwired in and will also have communicate with existing fire alarm system upstairs which are also Nest smoke detectors. All rooms will be drywalled (partial drywall in mechanical room for sound blocking). Doors will be installed between each room and a fire rated door that self closes will be installed between the mechanical room and adjacent bedroom. Both bedrooms will be carpeted and one bedroom adjacent to stairs will have a built in reading nook under the stairs. Laundry room and Bathroom will be tile flooring. Family room and hallways will be vinyl laminate. Note: Egress and Windows will already be installed on a different permit submitted by those contractors. Not part of this permit. Electrical work will include running new wiring from main electrical box in garage down to a new subpanel in the laundry room next to the crawl/storage space entrance. The subpanel will be a 100 amp panel. Outlets will be on arc fault breakers, bathroom, wet bar, laundry counter, and mechanical room outlets will be protected via gfci outlets. Outlets will be installed in all rooms per code and circuits will be divided between lights and outlets/rooms as required to meet code. Smoke detectors will be hardwired into their own circuit. Recessed can lights will be installed in rooms, closets, and water rated above the shower. Switches will be installed to meet code. Some switches will be dimmable. Main center light outlets will be installed and capped for future installation of lights as desired by homeowner. A new run and outlets will be run from subpanel to washer and dryer location in Laundry Room. 220V for dryer outlet. 1. We are not tearing out any walls the basement is FULLY unfinished at this point. Only exterior foundations walls exist and the floating walls that enclose the stairs. Other than that it there is nothing else. 2.
