BARGAIN AND 5ALE DEED
THIS DEED, made by Roxie A. Edwards, as Personal
Representative of The Estate of Charles William Edw~rds, aka
Charles W. Edwards, and Bill Edwards, deceased, grantor, to
James E. Johnson, grantee, of the City of Lakewood, County
of Jefferson, State of Colorado.
WHEREAS, grantor is Personal Representative of The
Estate of Charles W. Edwards, deceased, which estate is
being administered in the Dlstrla- Court of ::rLf-li~
County, Colorado, Probate No. lo7~::;i
THEREFORE, pursuant to the power conferred upon
grantor under the Colorado Fiduciaries' Powers Act and for a
valuable consideration, grantor sells and conveys to grantee
the following real property in Jefferson County, Colorado:
Commencing at a point, which is 1,844 feet south of the
northwest corner of the NEl/4 of Section 22, Township 3
South, Range 69 West; thence east and parallel with the
north boundary line of said section, 175 feet; thence south
and parallel with the centerline of said section, 220 feet,
more or less, to the north boundary line of West 44th Avenue
(formerly known as the Old Golden Road and Jefferson Avenue);
thence westerly along the north boundary line of said West
44th Avenue, 175 feet, more or less, to the west boundary
line of the NEl/4 of said Section 22; thence north 216 feet
to the point of beginning; eY~ept so much of the west 25
feet thereof as is or hereafter may be used for roadway
purposes. Also known as 9195 West 44th Avenue.
Together with easement right, as reserved in deed recorded
in Book 1604 at Page 179 of the records of Clerk & Recorder
of Jefferson County, Colorado.
Together with the South 9 feet of the North 1844 feet of the
West 528 feet of the NEl/4, Sec. 22, Twp. 3 S., R. 69 W. of
the 6th P.M., Jefferson County, Colorado; EXCEPT the West
