KNOW ALL MEN BY THE5E PRE5ENTS, that ARTHUR KNIEF, of Jefferson
County, State of Colorado, hereinafter called Grantor, for and in
consideration of the sum of Three Hundred Dollars ($300.00) and other
valuable consideration in hand paid by the City of Wheat Ridge,
hereinafter called Grantee, receipt of which is hereby acknowledged,
has given and granted and by these presents does hereby give and
grant unto the said Grantee, its heirs, successors or assigns a
PERPETUAL EASEMENT on, along, over, under and across the following
described premises, situate, lying and being in the County of Jeff-
erson and State of Colorado, to wit:
Legal Description attached hereto and incorporated herein
as Exhibit A.
for the purpose of a sewer line construction installation and the
maintenance and repairing of such sewer line. The Grantor hereby
covenants with the Grantee that he has good title to the afore-
described premises; that he has good and lawful right to grant this
easement.

DESCRIPTION
The west 20 feet of a tract of land in the NE~ of Section 22,
T3S, R69W of the 6th P.M., more particularly described as
follows: Beginning at a point on the south line of West 44th
Avenuenue and the west line of said NE~, thence east along the
south line of West 44th Avenue which is parallel with the
south line of said NE~, a distance of 253.00 feet to the true
point of beginning; thence south and parallel with the west
line of said NE~ a distance of 300.00 feet; thence east and
parallel with the south line of West 44th Avenue and the south
line of said NE~ a distance of 100.00 feet; thence north and
parallel with the west line of said NE~ a distance of 300.00
feet to a point on the south right of way line of West 44th
Avenue; thence west 100.00 feet to the true point of beginning;
EXCEPT that portion lying north of a 15 foot easement recorded
in Book 1592 at page 169 of the Official Records of Jefferson
County, Colorado.
