RitR S ~lare , Party of the First Part, and the CITY OF WHEAT RIDGE
B Colorado MunicipRl Corporation, Party of the Second Part. '
A tract of land located in the Northwest Quarter (N~A), Southeast
Quarter (S.E.~), Section 29, Township 3 South, Range 69 West of the
Sixth Principal Meridian, said tract being a portion of Lot Two (2)
of Mountain Shadows Subdivision-First Filing as recorded in Jefferson
County Plat Book 21, Page 39, said tract all being located in the
City of Wheat Ridge, County of JeffersOli, State of Colorado and
being more particularly described as follows: Beginning at the
center Section 29, Township 3 South, Range 69 West; thence North
890 31' 12" East along the East-West centerline Sectiun 29, Township
3 South, Range 69 West a distance of 166.45 feet; thence South 000
41' 08" East a distance of 30.000 feet to a point on the Southerly
Right-of-Way line of West 32nd Avenue; thence North 890 31' 12"
East along the Southerly Right-of-Way line of West 32nd Avenue
a distance of 134.000 feet to the North Westerly corner of Lot 2,
said corneT being the true point of beginning: Thence North 890
31' 12" East along the Southerly Right-of-Way linB of West 32nd
Avenue a distance of 34.889 feet; thence South 44 23' 3D" West
a distance of 20.737 feet; thence South 190 DO' West a distance of
42.901 feet6 thence North 710 00' West a distance of 24.00 feet;
thence N 19 00' East a distance of 50.00 feet to the true point
of beginning.
Said easement is given for the sole purpose of ingress and ~gr~ss
and construction purposes, and it is agreed and unders~ood that lt lS
not to be construed as an easement given to the exc1uslon of the Party
of the First Part, his heirs and assigns, or to others later granted
a similar right.
The Party of the Second Part agrees to repair all damages occasioned
by the construction activities.
WITNESSETH, that the Party of the First Part, for himself, his
heirs and assigns, grants and conveys unto the Part~ of the Second
Part its heirs and assigns, an easement in, to, upon, and over all
that real property cescribed as follows:
IN WITNESS WHEREOF, the parties hereto have duly executed this
Agreement.
