PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that Gary Cleaveland and Karen T.
Cleaveland, 12200 West 44th Avenue, Wheat Ridge, County, State of I~I
Colorado, hereinafter called the "grantor(s)" for and in consi-
deration of the sum of Fifty One and 00/100 Dollars ($51.00) and
other valuable consideration to them in hand paid by the City of
Wheat Ridge, hereinafter called "City", do hereby give and grant
to said City PERMANENT RIGHT-OF-WAY AND EASEMENT on, along, over
and across the following described premises to-wit:
A parcel of land containing 48 square feet, more or less, which
is contained in Lot I in JENSEN SUBDIVISION, the plat of which is
recorded in Plat Book 9 at Page 29. The parcel is specifically
described as follows:
Beginning at the Northwest corner of said Lot 1; thence East
along the North boundary of said Lot 1 a distance of 47 feet to
the TRUE POINT OF BEGINNING of the parcel; thence South 6 feet;
thence East 8 feet; thence North 6 feet to a point on the North
boundary of said Lot 1; thence West 8 feet along said North
boundary to the TRUE POINT OF BEGINNING.
The above described permanent easement contains 48 square feet,
more or less.
Also known by street and number as 12200 West 44th Avenue.
For the purpose of construction and maintenance of a traffic loop
detector located in the east half of the access drive.
And the Grantor(s) hereby covenant(s) with the Grantee(s) that
they have good title to the aforedescribed premises; that they
have good and lawful right to grant this easement.
