Crotty, 12420 West 44th Avenue, Wheat Ridge, of Jefferson County, State of Colorado, hereinafter called the "grantor(s)" for and in consideration of the sum of Five Hundred Forty-Six and 00/100 Dollars ($546.00) and other valuable consideration to him in hand paid by the City of Wheat Ridge, hereinafter called "City", does hereby give and grant to said City PERMANENT RIGHT-OF-WAY AND EASEMENT on, along, over and across the following described premises to-wit: 1/ ( A parcel of land containing 600 square feet, more or less, which is contained in the tract described at Reception Number 84066140, in the office of the Jefferson County Clerk and Recorder; said parcel being more particularly described as follows: Beginning at a point on the centerline of West 44th Avenue" whence a point established by county survey as the intersectio~ of the North and South centerline, Section 20, Township 3 South, Range 69 West, of the Sixth Principal meridian, and the center- line of West 44th Avenue bears North 89050' East, 109.4 feet; thence South 0032' East 30 feet to the TRUE POINT OF BEGINNING of said parcel; thence South 0032' East 6 feet; thence South 89050' West 100 feet; thence North 0032' West 6 feet; thence North 89050' East 100 feet to the TRUE POINT OF BEGINNING. The above described utility easement contains 600 square feet, more or less, and is for the purpose of construction and maintenance of the pipeline of the Bayou Ditch. Also known by street and number as 12400 West 44th Avenue. Subject to the following terms and conditions: Fences, lawns and other improvements within the easement will be restored to original or better condition. And the Grantor(s) hereby covenant(s) with the Grantee(s) that he has good title to the aforedescribed premises; that he has good and lawful right to grant this easement.
