PERMANENT EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that Albert L. Bacher and Mabel
M. Bacher of Jefferson County, State of Colorado, hereinafter
called the "grantorls)" for and in consideration of the sum of
Ten and 00/100 Dollars l~lO.OO) and other valuable consideration
to them in hand paid by the City of Wheat Ridge, hereinafter
called "City", do hereby give and grant to said City PERMANENT
RIGHT-OF-WAY AND EASEMENT on, along, over and across the fol-
lowing described premises to-wit:

A parcel of land in the SE 1/4 of the NE 1/4 of Section 23,
T3S, R69W of the 6th P.M., City of Wheat Ridge, County of
Jefferson, State of Colorado, described as follows:
Commencing at the SE corner of the NE 1/4 of said Section
23; thence westerly along the south line of said NE 1/4, a
distance ot 60 feet; thence northerly and parallel to the
east line of said NE 1/4, a distance of 30 feet to the POINT
OF BEGINNING, said point also being the southwest corner of
the dedicated right of way described in Book 2058, Page 779,
Jefferson County Records; thence continuing northerly and
parallel to said east line, a distance of 3 feet; thence
westerly and parallel to said south line, a distance of 188
feet; thence southerly and parallel to said east line, a
distance of 3 feet; thence easterly and parallel to said
south line, a distance of 188 feet to the POINT OF
BEGINNING.

For the purpose of sidewalk and aerial utility improvements.
And the Grantors hereby covenant with the Grantee that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
