KNOW ALL MEN BY THESE PRESENTS, that Bonnie H. Leman of Jeffer-
son County, State of Colorado, hereinafter called the "grantor"
for and in consideration of the sum of Ten and DO/lOa Dollars
($10.00) and other valuable consideration to her in hand paid by
the City of Wheat Ridge, hereinafter called "City", does hereby
give and grant to said City PERMANENT RIGHT-OF-WAY AND EASEMENT
on, along, over and across the following described premises to-
wit:

That portion of Lot 22, LILLIAN'S lst ADDITION, lying within
the following five courses:
Beginning at the northwest corner of the southwest 1/4 of
Section 24, T3S, R69W of the 6th P.M.; thence easterly along
the north line of said southwest 1/4, a distance of 151.5
feet; thence southerly and parallel the west line of said
southwest 1/4, a distance of 33.0 feet; thence westerly and
parallel to said north line, a distance of 103.0 feet;
thence deflecting 45 degrees to the left, a distance of 68.6
feet to a point on said west line; thence northerly along
said west line, a distance of 81.5 feet to the POINT OF
BEGINNING,
EXCEPT that portion conveyed to Jefferson County in Book
2046, Page 393, Jefferson County Records.

For the purpose of traffic signal, sidewalk and aerial utility
improvements.
And the Grantor hereby covenants with the Grantee that she has
good title to the aforedescribed premises; that she has good and
lawful right to grant this easement.
