PERMANENT SLOPE EASEMENT
KNOW ALL MEN BY THESE PRESENTS, that Dixon-Schmidt Development / /
Company, 12100 West 44th Avenue, Wheat Ridge, of Jefferson ~
County, State of Colorado, hereinafter called the "grantor(s)"
for and in consideration of the sum of One Hundred Ninety Eight &
00/100 Dollars ($198.00) and other valuable consideration to them
in hand paid by the City of Wheat Ridge, hereinafter called
"City", do hereby give and grant to said City PERMANENT RIGBT-OF-
WAY AND EASEMENT on, along, over and across the following
described premises to-wit:
SE-12
A parcel of land containing 186 square feet, more or less, at the
northern extreme of Lots 2 and 3 of SHUMWAY SUBDIVISION, the plat
of which is recorded in Plat Book 5 at Page 48, in the office of
the Jefferson County Clerk and Recorder; said parcel being more
specifically described as follows:
Beginning at the northwest corner of said Lot 2; thence East
along the northern boundry of said Lot 2 a distance of 35 feet to
the TRUE POINT OF BEGINNING of the parcel; thence East along the
northern boundaries of said Lots 2 and 3 a distance of 62 feet;
thence South 3 feet; thence West 62 feet; thence North 3 feet to
the TRUE POINT OF BEGINNING.
The above described slope easement contains 186 square feet, more
or less.
Also known by street and number as l2100 West 44th Avenue.
For the purpose of: Constructing a roadway embankment.
Subject to the following terms and conditions: Landscaping,
fences and o~her improvements within the easement will be
restored to original or better condition.
And the Grantor(s) hereby covenant(s) with the Grantee(s) that
they have good title to the aforedescribed premises; that they
have good and lawful right to grant this easement.
