KNOW ALL MEN BY THESE PRESENTS, that Laff Family Partnership, a
Colorado Limited Partnership, of the City and County of Denver,
State of Colorado, hereinafter called the "grantor" for and in
consideration of the sum of Ten and 00/100 Dollars ($10.00) and'
other valuable consideration to it in hand paid by the City of
Wheat Ridge, hereinafter called "City", does hereby give and
grant to said City PERMANENT RIGHT-OF-WAY AND EASEMENT on, along,
over and across the following described premises to-wit:

The east 10 feet of the west 25 feet of the north 10 feet of
Lot 16, RUSCH'S SUBDIVISION, City of Wheat Ridge, County of
Jefferson, State of Colorado.
For the purpose of:
Installation and maintenance of a lot drain.
Subject to the following terms and conditions:
The City covenants and agrees to perform all such
installation and maintenance at its sole cost and expense,
holding grantor harmless therefore, and in connection with
such installation, the City shall patch all asphalt and
otherwise return the surface of the property to a good and
safe condition.
And the Grantor hereby covenants with the City that it has
good title to the aforedescribed premises; that it has good and
lawful right to grant this easement; subject, however, to that
certain Utility Easement granted by Grantor to Public Service
Company of Colorado by document signed the 8th day of June, 1987
pertaining to the north 5 feet of Lot 16, RUSCH I S SUBDIVISION,
City of Wheat Ridge, County of Jefferson, State of Colorado.
