KNOW ALL MEN BY THESE PRESENTS, that Audrey J. Allen, 6630 W.
38th Avenue, Wheat Ridge, Colorado, Jefferson County, State of
Colorado, hereinafter called the "grantor" for and in! #J
consideration of the sum of Ten and 00/100 dollars ($10.00) and ,..--r-
other valuable consideration to her in hand paid by the city of
Wheat Ridge, hereinafter called "City", does hereby give and
grant to said City PERMANENT RIGHT-OF-WAY AND EASEMENT on, along,
over and across the following described premises to-wit:
The North 3 feet of a tract of land described as follows:
The West 75 feet of the following described property: That
part of the W 1/2 E 1/2 NW 1/4 NW 1/4 of Section 25,
Township 3 South, Range 69 West, described as follows:
Beginning at the NW corner of the said W 1/2 E 1/2 NW 1/4 NW
1/4; thence southerly along the West line of said W 1/2 E
1/2 NW 1/4 NW 1/4 180 feet; thence easterly parallel with
the North line of said section, ISO feet; thence northerly
parallel with theWest line of said W 1/2 E 1/2 NW 1/4 NW 1/4
of said section 180 feet to the North line of said section;
thence westerly along the North line of said section 150
feet to the POINT OF BEGINNING.
Also known and numbered as 6630 West 38th Avenue.

For the purpose of: Utility and sidewalk easement, in
conjunction with Storm Drainage Project D-CC-3.04-87
Subject to the following terms and conditions: Existing
features, such as lawns, shrubs, etc., shall be restored to
original or better condition.
And the Grantor hereby covenants with the City that she has good
title to the aforedescribed premises; that she has good and
lawful right to grant this easement.
