KNOW ALL MEN BY THESE PRESENTS, that William K. Hall and Marian
L. Hall, 11301 West 44th Avenue, Wheat Ridge, CO, of Jefferson
County, State of Colorado, hereinafter called the "grantor (s)"
for and in consideration of the sum of Ten & 00/100 dollars
($10.00) and other valuable consideration to them in hand paid by
the City of Wheat Ridge, hereinafter called "City", do hereby
give and grant to said City PERMANENT RIGHT-OF-WAY AND EASEMENT
on, along, over and across the following described premises to-
wit:

A ten (10) foot wide tract of land located along the north
boundary of a tract of land described as Tract C, HALL
SUBDIVISION.
Also known by street and number as: 11301 West 44th Avenue
Exhibit attached.
For the purpose of constructing and maintaining a drainage system
for storm water run-off.
Subject to the following terms and conditions:
Following construction, the easement area shall be restored
to original condition or better. The centerline of the pipe
line shall be located S feet (min.) from the north property
line. Clean excess spoil, free of broken asphalt, from
construction on this property and the City's storage yard
shall be placed in low areas along the IS-foot wide roadway
to 44th Avenue. Placing of this material and gravel
surfacing shall be as directed by the engineer.
And the Grantors hereby covenant with the Grantee that they have
good title to the aforedescribed premises; that they have good
and lawful right to grant this easement.
