Arvada, of the Counties of Je ferson and dams, first party, and the City of Wheat Ridge,
Colorado, a municipal corporation of t e County of Jefferson, State of Colorado, second

WITNESSETH:
THAT for and in consideration of the sum of $10.00, TEN AND NO/100----------------
DOLLARS and other good and valuable consideration, the receipt whereof, is hereby
acknowledged, the first party(ies) by these presents hereby grant(s) and convey(s) to the
second party, its successors and assigns an easement for the purpose to construct,
maintain, repair, replace and operate one or more storm sewers allover, upon, across and
under that certain tract of land, situate in the County of Jefferson, State of Colorado,
described as follows:
A portion of Tract 12, NICHOLAS GARDENS, Jefferson County Records, described as follows:
Beginning at the northeast corner of said Tract 12; thence south 89 degrees 07'50" west,
(assumed bearing) along the north line of said Tract 12 a distance of 30.00 feet; thence
south 0 degrees 18'37" east parallel with the east line of said Tract 12 a distance of
46.87 feet to the line common to Sections 17 and 20, Township 3 South, Range 69 West, of
the 6th P.M.; thence south 0 degrees 23'26" east parallel with the east line of said Tract
12 a distance of 235.35 feet; thence north 89 degrees 36'34" east, 30.00 feet to the east
line of said Tract 12; thence north 0 degrees 23' 26" west, 236.35 feet to the common east
1/16th corner to said Sections 17 and 20; thence north 0 degrees 18'37" west, 46.12 feet
o the point of beginning.
