KNOW ALL MEN BY THESE PRESENTS, that Larry C. Springer and Donn~---------
M. Springer of 12272 West 32nd Avenue, Wheat Ridge,Jefferson
County, State of Colorado, hereinafter called the "grantors" for
and in consideration of the sum of Ten and 00/100 Dollars
($10.00) and other valuable consideration to them in hand paid by l 1
the City of Wheat Ridge, hereinafter called "Grantee", do hereby ,- r
give and grant to said City PERMANENT RIGHT-OF-WAY AND EASEMENT
on, along, over and across the following described premises to-
wit:
Beginning at a point 4.5 feet east of the Northwest corner
of Lot 7, Block 1, MOUNTAIN SHADOWS SUBDIVISION FIRST
FILING; thence westerly 4.5 feet along the North line of
said Lot 7 to the Northwest corner; thence southerly along
the West line of said Lot 7 a distance of 4.5 feet; thence
northeasterly a distance of 6.36 feet, more or less, to the
point of beginning.
Exhibit "A" attached.
For the purpose of construction of a public sidewalk.
Subject to the following terms and conditions:
Property to be restored upon completion of the project.
And the Grantors hereby covenant with the Grantees that they
have good title to the aforedescr ibed premises; that they have
good and lawful right to grant this easement.
