KNOW ALL MEN BY THESE PRESENTS, that Francis L. Hildenbrand,
3975-95 Parfet St., Wheat Ridge of Jefferson County, State of
Colorado, hereinafter called the "grantor" for and in consider-
ation of the sum of Ten and 00/100 Dollars (~10. 00) and other
valuable consideration to him in hand paid by the City of Wheat
Ridge, hereinafter called "City", does hereby give and grant to
said City PERMANENT RIGHT-OF-WAY AND EASEMENT on, along, over and
across the following described premises to-wit:
The North 10 feet of the South 44 feet of Lot 21, HAAS SUB-
DIVISION in the SW 1/4 of Section 21, T3S, R69W of the 6th
PM, recorded at Reception No. 79000394 of Jefferson County
Records, State of Colorado.
Exhibit "AU attached.
For the purpose of constructing drainage improvements to the
area.
Subject to the following terms and conditions:
All fences, lawns and other improvements within the easement
area will be restored to original or better condition.
And the Grantor hereby covenants with the City that he has good
title to the aforedescribed premises; that he has good and lawful
right to grant this easement.
