KNm~ ALL MEN BY THESE PRESENTS, that Jimmy Lee Jensen and Ralph
L. Pendell, whose address is 6900 West 38th Avenue, Wheat Ridge,

hereby give and grant to said City PERMANENT RIGHT-OF-WAY AND
EASEMEN'l' on, along, over and across the following described premises
to wit:

A tract of land lying in the NE 1/4 of Section 26, Township 3
South, Range 69 \'Jest of the 6th Principal Meridian, City of
Wheat Ridge, County of Jefferson, State of Colorado, described
as follows:
Beginning at the NE corner of Parcel A as described in Recep-
tion No. 88124555, records of said County; thence westerly
148. feet to the northwest corner of said Parcel A; thence
southerly 3.890 feet to a point on the west line of said
Parcel A; thence easterly 148.02 feet, more or less, to a
point on the east line of said Parcel A; thence northerly
6.30 feet to the POINT OF BEGINNING, except that portion
described as follows:
Beginning at the northeast corner of said Parcel A; thence westerly
29.48 feet to a point on the north line of said Parcel A;
thence southeasterly 41.69 feet, more or less, to a point on
the east line of said Parcel A; thence northerly 29.48 feet
to the POINT OF BEGINNING.
Said tract contains 593 square feet or 0.014 acres, more or
less.
For the purpose of: Installation and maintenance of sidewalks,
utilities and signage.
Subject to the following terms and conditions:
And the Grantor(s) hereby covenant(s) with the Grantee that they
have good title to the aforedescribed premj ses; that they have
good and lawful right to grant this easement.
