state of Colorado, hereinafter called the "Grantor" for and in
consideration of the sum of TEN AND NO/lOa DOLLARS ($10.00) and
other valuable consideration to her in hand paid by the City of
Wheat Ridge, hereinafter called "City", does hereby give and
grant to said City PERMANENT EASEMENT on, along, over and across
the following described premises to-wit:

A tract of land lying in the SE 1/4 of Section 22,
Township 3 South, Range 69 West of the 6th Principal
Meridian, City of Wheat Ridge, County of Jefferson,
State of Colorado, described as:
That portion of the parcel of land described at Recep-
tion number 87048461 of the official records of the
County of Jefferson, State of Colorado, lying south-
easterly of a line beginning at a point ~R the south
line of said parcel (north line of W. 38 Ave.), 20
feet west of the southeast corner of said parcel, to a
point on the east line of said parcel (west line of
Carr st.), 20 feet north of said southeast corner,
TOGETHER WITH the south 5 feet of said parcel EXCEPT
the west 10 feet thereof.
For the purpose of: Construction and maintenance of a
sidewalk and retaining wall.
Subject to the following terms and conditions: NONE.
Said tract contains 512 square feet more or less.
Also known by street and number as: 8425 W. 38th Avenue, Wheat
Ridge, Colorado, 80033.
And the Grantor hereby covenants with the City that she has good
title to the aforedescribed premises; that she has good and
lawful right to grant this easement.
