PATTERSON whose ad- dress is 1628 Colorado Blvd., Denver, Colorado 80220, hereinafter called the "Grantor" for and in consideration of the sum of TEN AND NO/100 DOLLARS ($10.00) and other valuable consideration to him in hand paid by the city of Wheat Ridge, hereinafter called "citv", does hereby give and grant to said City PERMANENT EASEMENT on, along, over and across the following described premises to-wit: Two tracts of land lying in the NW 1/4 of section 26, Town- ship 3 South, Range 69 West of the 6th Principal Meridian, City of Wheat Ridge, County of Jefferson, State of Colorado, described as: 1-- d- TRACT 1 The south 5 feet of the north 37 feet of that parcel of land described at Reception nWDber 89111058 of the official re- cords of the County of Jefferson, State of Colorado. And the west 20 feet of the south 2 feet of the north 39 feet of said parcel. TOGETHER WITH: TRACT 2 That portion of said parcel of land lying northwest of a line beginning at a point on the north line of said parcel, 45 feet east of the northwest corner of said parcel to a point on the west line of said parcel, 45 feet south of said north- west corner, EXCEPTING from this "Tract 1" and "Tract 2", that portion of said parcel described as lying northwest of a line beginning at a point on the north line of said parcel, 40 feet east of the northwest corner of said parcel to a point on the west line of said parcel, 40 feet south of said northwest corner.
