KNOW ALL MEN BY THESE PRESENTS, that WHEAT RIDGE LUTHERAN
CHURCH whose address is 8600 W. 38th Avenue, Wheat Ridge,
County of Jefferson, state of Colorado, hereinafter called the
"Grantor" for and in consideration of the sum of TEN AND NO/100
DOLLARS (llQ.. 00) and other valuable consideration to them in
hand paid by the City of Wheat Ridge, hereinafter called
"City", does hereby give and grant to said city PERMANENT
EASEMENT on, along, over and across the following described
premises to-wit:
A tract of land lying in the NE 1/4 of section 27,
Township 3 South, Range 69 West of the 6th Principal
Meridian, City of Wheat Ridge, County of Jefferson, State
of Colorado, described as:
That portion of the parcel of real property described as
Parcel No.1 in Book 2391 at Page 526 of the official
records of the County of Jefferson, state of Colorado
lying and being Northwest of a line described as com-
mencing on the North line of said parcel 10 feet East of
the Northwest corner of said parcel and running
southwesterly to a point on the West line of said parcel
which is 10 feet South of said Northwest corner.
For the purpose of: Construction and maintenance of a
sidewalk.
Subject to the following terms and conditions: THE CITY
AGREES TO REPLACE LANDSCAPE ROCK IN CURRENT PLANTER AREA
FRONTING W. 38th AVE. AND DUDLEY STREET.
Said tract contains 50 square feet more or less.
Also known by street and number as: 8600 W. 38th Avenue, Wheat
Ridge, Colorado, 80033.
And the Grantor hereby covenant with the City that they have good
title to the aforedescribed premises; that they have good and
lawful right to grant this easement.
