KNOW ALL MEN BY THESE PRESENTS, that JOHN P. ATHANASOPOULOS whose
address is 22 Morningside Dr., Wheat Ridge, County of Jefferson,
state of Colorado, hereinafter called the "Grantor for and in
consideration of the sum of TEN AND NO/lOa DOLLARS ($10.00) and
other valuable consideration to him in hand paid by the City of
Wheat Ridge, hereinafter called "City", does hereby give and
grant to said City PERMANENT EASEMENT on, along, over and across
the following described premises to-wit:
A tract of land lying in the NW 1/4 of section 27, Town-
ship 3 South, Range 69 West of the 6th Principal Meridi-
an, city of Wheat Ridge, County of Jefferson, State of
Colorado, lying Northwest of a line described as:
BEGINNING AT A POINT ON THE NORTH LINE OF THAT PARCEL OF
REAL PROPERTY DESCRIBED IN THE OFFICIAL RECORDS OF THE
COUNTY OF JEFFERSON, STATE OF COLORADO, AT RECEPTION
NUMBER 85043784, WHICH IS 10 FEET EAST OF THE NORTHWEST
CORNER OF SAID PARCEL AND RUNNING THENCE SOUTHWESTERLY TO
A POINT ON THE WEST LINE OF SAID PARCEL WHICH IS 10 FEET
SOUTHERLY OF SAID NORTHWEST CORNER.
For the purpose of: Construction and maintenance of a
sidewalk.
Subject to the following terms and conditions: NONE.
said tract contains 50 square feet more or less.
Also known by street and number as: 9800 W. 38th Avenue, Wheat
Ridge, Colorado, 80033.
And the Grantor hereby covenants with the City that he has good
title to the aforedescribed premises; that he has good and lawful
right to grant this easement.
