Wheat Ridge, Colorado (/1 KNOW ALL MEN BY THESE PRESENTS, that A VA RENWICK ANDLAS ZLONAGY, whose business address is 7190 W. 38th AVE., Wheat Ridge, County of Jefferson, State of Colorado, hereinafter called the "Grantor(S)" for and in consideration of the sum of ONE THOUSAND NINE HUNDRED TWO AND 2011 00 DOLLARS ($1902.20) and other valuable consideration to them in hand paid by the City of Wheat Ridge, hereinafter called "City", do(es) hereby give and grant to said City PERMANENT EXCLUSIVE EASEMENT on, along, over and across the following described premises to-wit: A tract of land lying in the NE Y. of Section 26, Township 3 South, Range 69 West of the 6th Principal Meridian, City of Wheat Ridge, County of Jefferson, State of Colorado, described as: Beginning at the NE comer of Parcel 1 as described in Book 2425 at Page 27 of the official records of the County of Jefferson, State of Colorado; thence Southerly along the East line of said Parcel 1 a distance of 1 1 feet to the TRUE POINT OF BEGINNING; thence S 89038'23" W parallel with and 11 feet South of the North line of said Parcell a distance of 54.95 feet; thence S 44038'03" W a distance of 14 14 feet to a point which is 20,93 feet South and 11.54 feet East, as measured normal thereto, of the NW comer of said Parcell; thence N 89038'23" E parallel with and 21 feet South of the North line of said Parcell a distance of 64.23 feet to a point on the East line of said Parcell, said point being 21 feet southerly of the said NE comer; thence northerly along said East line a distance of 10 feet to the TRUE POINT OF BEGINNING NOTE: All bearings are relative to one another and are based on the bearing of the North line of the NE Y. of said Section 26 being N 89038'23" E. For the purpose of: Installation and maintenance of sidewalks, utilities and signage. Subject to the following terms and conditions: The City agrees to hold harmless the Grantor(S) from and against any suit, claim, attorney'S fees, loss or damage, including personal injury or loss of life, which may occur as a result of negligent construction or maintenance of said sidewalk, utilities and signage by and/or for the City on the property subject to this easement. Said tract contains 600 square feet more or less. Also known by street and number as: 7190 W 38th AVE., Wheat Ridge, Colorado, 80033 And the Grantor(S) hereby covenant(S) with the City that they have good title to the afore described premises; and that they have good and lawful right to grant this easement.
