KNOW ALL MEN BY THESE PRESENTS, that BERNARD O"KANE , whose address is 13100 W. nod
Ave, Arvada, County of Jefferson, State of Colorado, hereinafter called the "Grantor" for and in consideration
of the sum of FOUR THOUSAND FIVE HUNDRED DOLLARS ($4,500.00) and other valuable consideration
to him in hand paid by the City of Wheat Ridge, hereinafter called "City", does hereby give and grant to said
City PERMANENT EASEMENT on, along, over and across the following described premises to-wit:

A tract of land located in Lot I, Block I, Garrison Lakes II, Filing No. I, in the SE 'I. of Section 15,
Township 3 South, Range 69 West of the 6th Principal Meridian, City of Arvada, County of Jefferson,
State of Colorado, described as.
Commencing at the South 'I. comer of said Section 15, thence North 00000'05" East along the west line
of Southeast 'I. of said Section 15 a distance of 1,578.89 feet; thence South 89059'55" East a distance
of 40 feet to the Point of Beginning, said point being on the Easterly right of way line of Garrison
Street; Thence North 00000'05" East along said Easterly right of way line a distance of 15 71 feet;
Thence North 75000'05" East a distance of 225 feet; thence South 00000'05" West a distance of 15 71
feet; Thence South 75000'05" West a distance of225 feet more or less, to the Point of Beginning.
NOTE: All bearings are relative to one another and are based on the bearing of the West line of the
SE 'I. of said Section 15 being N 00000'05" E
For the purpose of- CONSTRUCTION AND MAINTENANCE OF A STORM SEWER
Said tract contains 3,375 square feet more or less.
Also known by street and number as. VACANT LAND ,Arvada,
And the Grantor hereby covenants with the City that he good title to the afore described premises; and that he
