AN ORDINANCE TO ANNEX CERTAIN TERRITORY TO THE CITY OF WHEAT RIDGE AND TO ZONE SAID LAND AT THE TIME OF ANNEXATION. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO, THAT: Section 1. That all the requirements, except the passage and adoption of this ordinance, have come to pass to annex the hereinafter described real property to the City of Wheat Ridge, which now permits the City Council to adopt and pass this ordinance.' Section R. That the following described real property, situate in the County of Jefferson, State of Colorado, be and the same is hereby annexed to the City of Wheat Ridge, to-wit: That part of the Northwest Quarter of the Southwest Quarter (NWV'SW-ql) of Section 15, Township 3 South, Range 69 West of the 6th P. M., described as follows: Beginning at a point 313.6 feet South 00 02' East of the Northwest Corner of the Northwest Quarter of the Southwest Quarter of Section 15; thence North 870 48' East, 1295.33 feet; thence South 00 02' East, 385.13 feet; thence North 890 58' East, 25.0 feet to a point on the East line of the Northwest Quarter of the Southwest Quarter of Section 15; thence South 00 02' East along the East line of the Northwest Quarter of the Southwest Quarter of Section 15, 278.72 feet to a point on the Northerly right of way line of Public Service Company of Colorado; thence South 740 20' West along said right of way line, 1370.1 feet to a point on the West line of the Northwest Quarter of the Southwest Quarter of Section 15; thence North 00 02' West along the West line of the Northwest Quarter of the Southwest Quarter of Section 15, 984.1 feet to the true point of beginning. Section 3. The Clerk of the City shall perform all statutory duties to complete said annexation. Section 4. The owners of one hundred (100%) per cent of the property have petitioned for annexation. Section 5. That the following described annexed property be zoned Residential Three District (R-3): That part of the Northwest Quarter of the Southwest Quarter (NW4SW4) of Section 15, Township 3 South, Range 69 West of the 6th P.M., described as follows: Beginning at the North- west Corner of the Northwest Quarter of the Southwest Quarter of said Section 15; thence South 00 02' East, 313.6 feet; thence North 870 48' East, 61.22 feet to a point on the Easterly right of way line of Kipling Street to the true point of beginning; thence South 00 25' West along the Easterly right of way line of Kipling Street, 388.0 feet; thence South 880 08' East, 300.2 feet; thence South 00 25' West, 489.31 feet to a point on the Northerly right of way line of Public Service Company of Colorado; thence North 740 20' East along the Northerly right of way line of Public Service Company of Colorado, 1002.18 feet to a point on the East line of the Northwest Quarter of the Southwest Quarter . : . 0 of said Section 15; thence North 00 02' West along the East line of the Northwest Quarter of the Southwest Quarter of said Section 15, 663.85 feet; thence South 870 48' West, 1259.12 feet to the true point of beginning, EXCEPT the East 25.0 feet thereof, situate in the County of Jefferson, State of Colorado, and that the following described annexed property be zoned Commercial One District (C-I)- That part of the Northwest Quarter of the Southwest Quarter (NW,'-'SW4L) of Section 15, Township 3 South, Range 69 West of the 6th P.M., described as follows: Beginning at the Northwest Corner of the Northwest Quarter of the Southwest Quarter of said Section 15; thence South 00 02' East, 313.6 feet; thence North 870 48' East, 61.22 feet; thence South 00 25' West, 388.0 feet to the true point of beginning, said point being on the Easterly right of way line of Kipling Street; thence South 00 25' West along the Easterly right of way line of Kipling Street, 583.44 feet to a point on the Northerly right of way line of Public Service Company of Colorado; thence North 740 20' East along the Northerly right of way line of Public Service Company of Colorado, 312.3 feet; thence North 00 25' East, 489.31 feet; thence North 880 o8' West, 300.2 feet to the true point of beginning, situate in the County of Jefferson, State of Colorado. Section 6, Effective Date. This ordinance shall take effect and be in force thirty (30) days after publication following final passage. %Z o4r✓.'
