ORDINANCE NO. 93

TITLE: AN ORDINANCE TO AMEND-ORDINANCE NUMBER 11 AND CONCERNING
THE ADOPTION OF A ZONING MAP TU SUPERCEDE PREVIOUSLY ADOPTED
OFFICIAL ZONING MAPS FOR-THE CLTY-UF 1JHE9T RIDGE, COLORADO:
BE IT ORDAINED BY THE'CITY COUNCIL OF THE CITY OF WHEAT RIDGE,
COLORADO, THAT:
Section 1. PURPOSE
This Ordinance is enacted to adopt a zoning map to supercede
those certain official -zoning maps previously adopted by Ordinance No. 11.
Section 2. ZONING MAP
Section 2 of Ordinance Number 11 is hereby amended to read as
follows:
That certain City of Wheat -Ridge_Zoning Map as designated is
hereby adopted as the official City of Wheat Ridge Zoning Map and
is hereby declared to he a part of Ordinance Number 11 as--it was in
effect on the date of the effective- date_of_this Ordinance. Official
maps shall be filed in the office--of the City Clerk and with the County
Planning Commission.
Section 3. AMENDMENTS OR CHANGE5:IN ZONING DISTRICTS
The following parcels or lots of real property located within
the City within _T 3 S, R 69 W of the 6th P.M. shall be zoned or rezoned
as follows: - -
I.A. All that part of Lot 1, Nicholas Gardens lying south of the
Colorado and Southern Railroad, and lot 3, Nicholas Gardens except a
forty foot strip deeded along the north edge--of this property and a parcel
of land beginning at-a point on the west line Of Lot 3, Nicholas Gardens
and the south edge of the above mentioned forty foot strip, thence south
160 feet, thence east 175_fest,-thence north to the south line of the
above mentioned road, thence southwesterly to the point of beginning,
also excepting a parcel of land described as the west 315.-feet of the
south 136 feet of Lot 3, Nicholas Gardens. To be zoned Industrial-Three
(I-3).
B. A parcel of land beginning at a point on the west line-of
Lot 3, Nicholas Gardens and the south edge of the.forty foot strip de-
dicated for road purposes, thence south 160 feet, thence east 175 feet,
thence north to the south line of the above mentioned forty foot strip,
thence southwesterly to thepoint of beginning. To be zoned Commercial-
One (C-1).
C. A parcel of land described as the west 175 feet of the south
136 feet of Lot 3, Nicholas Gardens. To-b2 zoned Restricted-Commercial
(R-C). -

D. A parcel of land described as the east 140 feet of the
west 315 feet of the south 136 feet of Lot 3, Nicholas Gardens. To
be zoned Residential-Two (R-2).
2.A. A parcel of land described as the East 50 feet and the
east 200 feet of the south 50 feet ❑f the west 9/z of the NEI/4, NWy4,, SE/4,
Section 23, except_that land dedicated for road purposes. To be
zoned from Restricted-Commercial=One to Restricted-Commercial (From" -
R-C-1 to R-C).
3.A. A parcel ofTlaoil located in the SWA of Section 13 more
described as extending 200 feet south and southeasterly from the center-
line of Clear Creek as,said_Creek _extends from Marshall Street to the
centerline of Section 13. To be zoned from Industrial-Three to
Residential-Two (from I-3 to R-2).
4.A. A tract-of_ land in the SWy4, NE/4 and the NW/4, SE%4, Section 22,
Township 3 South, Range 69 West more particularly described as beginning____-_
at the intersection of the West line of said SWy4, NE'/4 with the south line
of County Road commonly known as 44th Avenue, thence south along said
west line of said SW'/4, NEA and the NW'/4, SE'/4 a_distance of 1581 feet to
the centerline of Clear' Creek (1932), thence northeasterly along said
centerline of Clear Creek to a point 508.2 feet east of the west line
of said NWP/4, SEA, thence north and parallel with the west line of said
SWI/4, NEI/4 and the NWA, SEy4 a distance of 1450 feet to a point on the south
line of West 44th Avenue, thence west along the south line of West 44th
Avenue a distance of 508.2 feet to the point of beginning except the north
300 feet thereof. To be zoned Residential-Two (R-2).-
8. A tract of land described as the north 300 feet of-,the above
described parcel. To be zoned Restricted-Commercial (R C).
5.A. That area commonly known as Paramount Park as shown on the
plat of Paramount Heights, Part Five. To be zoned Residential-One (R-1).
6.A. A parcel of land described as the SWy4, NWy4, SEA, Section 25,
except the west 310 feet of the south 150 feet. To be zoned Residential-
One (R-1).
7.A. A parcel of land described as the NEy4, SW'/4, NEy4, Section 25.
To be zoned Residential-.One (R-1).
S.A. A parcel of land described as the Eye, Wyz, SW'/4, NWy4, SEA,
Section 24 except the north 30 feet, south 90 feet, east 25 feet. To
be zoned Residential-One (R-1).
9.A. A parcel of land described as the east 263 feet of Lot 4,
Block 4, Henderson's Subdivision Amended except the north 25 feet thereof.
To be zoned Residential-One (R-1).
10.A. All of that land located in the following described tract
and lying south of the centerline of Clear Creek,- to wit: A tract of land
in the Northeast Quarter of the Southeast Quarter of Section 21, Township
3 South, Range 69 West of the Sixth Principal Meridian, described as
beginning on the East line of said section thirty rods South ofits East
Quarter corner; running thence South along its East line (the centerline

of Kipling Street) fifteen rods to the Northeast corner of a.tract _
of land described in Book 395 at Page 33 of-the Jefferson County recards_;
thence Northwesterly along the Northeasterly line of said tract to its
Northwest corner on the North-South centerline of the Southeast Quarter
of Section.21, at a paint twenty-four rods South of the sixteenth,-corner
common.to Northeast Quarter and Southeast Quarter gf Section 21; thence
Northeasterly along the Southeasterly line of the Sands property (de-
scribed in Book 151 at Page 22 of,the Jefferson County records) to_ the
Southwest corner of-the property of the Fruitdale..Sanitatipn_District,
(described in Book 754 at Page 334 of the Jefferson County records); _
thence East along the South line of said district to its Southgast
corner; thence South.along its extended East line forty-five feet-to-
the North bank of Clear .Creek; thence along said North bank South
86 o_ east 125.feet;_thence._North_670 East 150 feet;. thence South 60°
151 East to the Southwesterly line of a property described in Book
120 at-Page 412 of the Jefferson County records; thence Southeasterly
along said Southwesterly line to the point of beginning of this des
aription, said tract containing 9.31 acres more or less. Except the
East thirty feet that lie in Kipling Street and subject to easements
and rights-of-way of record; and A tract in the NE/4 SEA/4, Sec. 21,.Twp. 3 S.,
Range 69 W. of the 6th P.M. described as.follows: Beginning at a point
345 feet South of the North line of SM of said Sec. 21, and 100 feet
West of the East line of SE/4 of said Sec. 21; thence easterly parallel
to the North line of SE/4 of said Sec. 21, 70 feet; thence Southerly
parallel to the East line of the SE/4 of said Sec 21, 105 feet; thence
Northeasterly 125.86.feet to point of beginning.. EXCEPT easements
described in Book 1795, page 393, at seq.; tracts described in.Book-1892;
page-146, at seq., anti tracts described in Book 2148, page 563, at seq.
To be zoned from" Agricultural-one to Restricted-Commercial (from A-1 to
R-C).
Section 4. EFFECTIVE DATE
This Ordinance shall become effective thirty (30) days after
publication following final passage.
