ORDINANCE NO. 130
Series of 1973
TITLE: AN ORDINANCE TO PROHIBIT THE ISSUANCE OF BUILDING PERMITS
FOR NEW CONSTRUCTION WITHIN THE CITY OF WHEAT RIDGE ON UNSUBDIVIDED
LAND OR ON LAND NOT SUBJECT TO THE SUBDIVISION REGULATIONS OF THE
CITY.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE,
COLORADO, THAT:
WHEREAS, areas newly subdivided within the City are required
to meet certain requirements relating to their proper development
and the installation of certain public improvements necessary to the
proper development of the City;
WHEREAS, it is unfair to the City, the public, and the
developer to allow development and new construction in areas not now
subject to the Subdivision Regulations of the City;
WHEREAS, the uniform application of development regulations
and standards is necessary to the orderly development of the City
and the fair sharing of the costs associated therewith, the follow-
ing requirements are hereby ordained:
Section 1. No building permit for new construction of a
main building on any parcel of land or lot located in this City
shall be issued until and unless a subdivision plat has been
properly approved under the requirements of the Colorado Revised
Statutes and the Subdivision Regulations of the City.
Section 2. The definition required by this Ordinance shall
be those that are adopted within the zoning ordinances and Subdivi-
sion regulations of the City.
Section 3. Effective Date. This Ordinance shall become
effective thirty (30) days after final passage following final
publication.
