ORDINANCE NO. 262

TITLE: AN ORDINANCE PROVIDING FOR THE REZONING OF LAND LOCATED AT
9630 SOUTH I-70 FRONTAGE ROAD, CITY OF WHEAT RIDGE,
COUNTY OF JEFFERSON, STATE OF COLORADO.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF WHEAT RIDGE, COLORADO,
THAT:
Section 1. Upon application of: Richard F. Upah
for rezoning in Wheat Ridge Case No. WZ-77-27, and upon recom-
mendation for approval of rezoning from the Wheat Ridge Plan-
ning Commission, and pursuant to findings made based upon
testimony and evidence presented at public hearing before
the Wheat Ridge City Council, Wheat Ridge Zoning Maps are
hereby amended to exclude from the Industrial Zone District
and to include within the C-1 Zone District, the following
described land:
Of a parcel of land in the North half of the Northwest quarter of the
Northwest quarter of Section 22, Township 3 South, Range 69 West of the
6th Principal Meridian located in Jefferson County, Colorado, and described
as follows:
Beginning at a point on the East line of the NW, of the NW'; of Section
22, Township 3 South, Range 69 West of the 6th P.M. which lies South
0 degrees 02.8' West, 359.22 feet; from the Northeast corner of said NW?.-
of the NW14; thence running South 89 degrees 52.8' West and parallel to
the North line of said N'Wi; of the NW'- a distance of 503.6 feet to the
true point of beginning; thence North 0 degrees 02.8' East, 296.72 feet,
more or less, to the Southerly line of the State Highway right-of-way;
thence North 87 degrees 20'30" East, along said Southerly line, 181.39
feet; thence South 81 degrees 25'30" East, along said Southerly line,
26.35 feet to the Northwest corner of that parcel of land described in
deed recorded in Book 2227 at Page 88; thence South 0 degrees 02.8' West,
along the West line of said parcel, 170.20 feet; thence South 89 degrees
52.8' West, and parallel to the North line of said NW, of the NW'n, a distance
of 100.0 feet; thence South 0 degrees 02.8' West, 120.0 feet; thence South
89 degrees 52.8' West and parallel to the North line of said NW'-a of the
NW, a distance of 178.6 feet to said true point of beginning, containing
1.631 acres, more or less.
Section 2. This ordinance shall take effect one (1) days after final
publication.
